Bonfires: A permit is required for every bonfire on any Walton County beach — public or private. Apply in advance through the South Walton Fire District (swfd.org). Fines for an unpermitted fire start at $200. Many local companies will handle the permit and setup for you — we like 30A Blaze.
Dogs: Dogs on the beach require an annual permit issued only to Walton County property owners and full-time residents — visitors cannot obtain one. Permitted dogs must be leashed, wear their county tag, and are only allowed between 3:30 p.m. and 8:30 a.m. Fines for violations are up to $500. If you’re a visitor traveling with a dog, plan on dog-friendly trails, dune lake paths, and restaurant patios instead.
Some beachfront owners hold title only to the foot of the dunes, which means the dry sand below is open to you. Others own all the way to the high-tide line. Two stretches that look identical can have completely different rules, and you can’t tell by looking. The only place it’s actually recorded is the county property appraiser. Good news: you can always walk the wet sand along all 26 miles — and the spots below are public with no question at all.

Topsail Hill Preserve
One of the most pristine undeveloped beaches on the Gulf Coast — nearly 5,240 ft of Gulf frontage across 450+ acres of protected state land. Free beach tram runs continuously from the day-use parking area (~15-min walk if you prefer). Restrooms · showers · ADA (Mobi-Mat & beach wheelchair available) · hiking & biking trails · 3 coastal dune lakes · picnic areas · no lifeguards · no beach bonfires (state park) · dogs on trails only (not beach) · entry fee. Camping: 156 full-hookup RV sites (paved, electric/water/sewer) plus tent sites — reservations at floridastateparks.org. On-site café, heated pool, laundry, shuffleboard, horseshoes & tennis court. Cabins also available. Golf cart friendly within the campground. Day use: Park at the main lot off US-98 (7679 W Co Hwy 30A), take the free tram to the beach. Arrive early on peak summer days — park can reach capacity and close the gate.

The westernmost RBA on 30A — 185 ft of confirmed public Gulf frontage on two county-owned parcels. The beach is gorgeous and tends to feel uncrowded. A coastal dune lake is visible on the east side of the access. Note: Private beachfront flanks both sides of the public corridor — keep to the area in front of the boardwalk. Parking fills quickly on peak days — street parking along 30A is an option when the lot is full.

363 ft of confirmed public Gulf frontage on 2.3 county-owned acres — one of the most genuinely uncrowded RBAs on 30A. Lifeguards (in season) · parking (~27 spaces + street parking on 30A) · restrooms · outdoor rinse shower · ADA boardwalk ramp — all ramp, no stairs anywhere, easy for strollers, wagons, beach carts & wheelchairs · beach chair & umbrella rentals · bonfires with permit (required — apply through SWFD before your visit). A coastal dune lake sits just north of the access, limiting development on that side and giving the whole area a quieter, more natural feel. The boardwalk infrastructure is substantial — a smooth, easy walk to the water. Note: Google Maps incorrectly labels this access as “Dune Allen RBA” — the correct name is Fort Panic RBA 43, on Fort Panic Road just off 30A. Parking fills quickly on peak days — arrive early or park on 30A and walk in.

Private property flanks both sides — the public beach corridor here is narrow; keep to the sand in front of the access. Arrive early on peak days — parking is very limited.

A stunning, uncrowded stretch of beach — 197 acres of state-owned land with nearly 1,400 ft of Gulf frontage. Long boardwalk (1,760 ft) with shaded benches along the way, plus a ramp at the end — easy for strollers and beach wagons. Restrooms · outdoor rinse shower · picnic pavilion · parking lot (gates close when full and stay closed) · no lifeguards · no beach bonfires (state park) · no dogs on beach · opens 8 a.m. · entry fee. Less crowded than most 30A parks — arrive early on peak days.

The eastern anchor of 30A — a massive 16.9-acre county parcel with 1,429 ft of Gulf frontage, so there’s room to spread out even on busy days. Ground level throughout — no stairs — making it one of the easiest accesses on all of 30A for strollers, wagons, and families with little ones. Three access points — the third is tucked around the south end and worth finding if the main boardwalk is crowded. Fills up on peak summer days — arrive early.

These are narrow corridors tucked between properties — handy for a quick beach entry, but with little or no parking and limited room. Some are public; others are deeded to a specific neighborhood and its guests (we note which). The dry sand to either side is often private, so keep to the marked path. These are generally not wheelchair accessible — for guaranteed step-free access, use the Regional Beach Accesses or state parks above.
Beach Highlands Beach Access
Publicly accessible via Stallworth Blvd, outside the private gate. 4 parking spaces · outdoor rinse shower · no restrooms · not wheelchair accessible. Important: the dry sand between the access point and the water’s edge crosses privately held parcels — ownership of this stretch is currently in active litigation (Jaguar LA Ltd v. Walton County). The wet sand at the waterline is public. People continue to use this access; confirm current status before visiting.

Narrow boardwalk path straight to the beach, owned by the Dune Community Association (not the county). Just access — no parking · no restrooms · not wheelchair accessible. Because it’s association-owned, it may be intended for the Dune Allen community & their guests — if you’re not staying nearby, the county public access (Palms of Dune Allen West) is just steps away, or use the Dune Allen RBA. Keep to the boardwalk; sand to the sides may be private.

A walk-up access with a sidewalk and a shaded/covered spot on the north side of 30A, a crosswalk across the highway, then the path to the beach — a local favorite for sunset. Walk-up only (no parking) · no restrooms · not wheelchair accessible. The covered area and amenities belong to the Cottages at Dune Allen community, so keep to the access path and the public corridor; sand to the sides may be private.
➤ DirectionsWest Allen Loop Beach Access
County public access (#42), in Dune Allen just east of the Dune Allen RBA. ~50 ft wide · small gravel/streetside parking (about 8 spots — arrive early) · no restrooms · walk-up, also bike & cart friendly · not wheelchair accessible. The lots along this stretch were platted to stop at the beach, so it’s a more open run of sand than much of 30A — but if you’re unsure where private land ends, keep to the public path and the wet sand. Please park courteously.

Brand-new Walton County public access at the Oyster Lake outfall in Dune Allen — the county bought and cleared the beachfront homes here to open the beach. Right now it’s completely raw: a sand walkway down to the Gulf · no boardwalk · no parking · no restrooms · no signage yet · walk-in only (nearest parking is Fort Panic RBA, 5753 W 30A). The payoff is the sand — on the 1949 Dune Allen subdivision plat the beachfront lots end at the dune line and the beach itself is marked “Area Not Included in This Plat,” so those homes don’t own the dry sand out front. From here to Fort Panic that’s roughly 1,450 ft of genuinely open public beach. Quiet and undeveloped, for now.

County-owned public access (Walton County, REC AND PARK LAND, parcel 02-3S-20-34160-000-0722) at the end of Shellseekers Cove, about one block south of 30A and just east of Gulf Place/393 — one of the least-known accesses on 30A. Walk-up and jog-in only · no parking · no bike parking · no restrooms · no signage at 30A. The path is a ramp from the street side with steep stairs down to the sand at the beach end. Heads up: the access exits near a storm drain outfall — not a scenic stretch and not known for shells despite the name. Private property flanks both sides — keep to the access corridor. Beach chair & umbrella rentals available in season. Bonfires with permit (required — apply through SWFD before your visit). Best for: guests staying in the Shellseekers Cove neighborhood who want the closest walk to the water.

Public access at 57 Seagrove Place, adjacent to the One Seagrove Place high-rise — the only high-rise on 30A. Important: the condo parking lot is PRIVATE — violators will be towed. Use the drop-off only, then park on a side street. Walk-up and bike-in otherwise.
➤ DirectionsEastern Lake Beach Access
Public county access where Eastern Lake meets the Gulf, at the intersection of South Gulf Drive and Eastern Lake Road — about 1/4 mile south of 30A. Ground level — no stairs, no long boardwalk — one of the easiest approaches on 30A. 16 car spaces + 18 LSV/golf cart spaces at the Eastern Lake Municipal Parking Facility · outdoor rinse shower · bike rack · beach chair and umbrella rentals on site. Important: you must cross the Eastern Lake outfall to reach the sand — usually shallow but can be knee-deep or more depending on recent rainfall and whether the lake has opened. Not wheelchair accessible due to this crossing. Eastern Lake is one of South Walton’s rare coastal dune lakes — it periodically opens to exchange brackish water with the Gulf, creating a stunning natural setting.
➤ DirectionsRamsgate Beach Access
A popular ungated boardwalk access at 681 Eastern Lake Rd, just a few hundred feet west of the Eastern Lake outfall — the dry-feet alternative when the lake outfall is running deep. 10 stairs down to the sand · no parking at the access (use the Eastern Lake Municipal Parking Facility nearby) · no restrooms · not wheelchair accessible · beach chair and umbrella rentals on site daily. Owned by Ramsgate Townhomes HOA but ungated and freely used. Sand immediately west of the access may be private — keep to the beach in front of the boardwalk and eastward toward the lake.

San Roy Road dead-ends into county-owned public beach land (Walton County Board of Commissioners, REC AND PARK LAND, 297 ft Gulf frontage). Walk to the end of the road and you’re on genuinely wide, open public beach — no private claims on this sand. Walk-in only from the neighborhood · no parking · no formal infrastructure (no boardwalk, no signage, no restrooms) · natural terrain, not wheelchair accessible. Best for guests staying on San Roy Road, Eastern Lake Road, or nearby — saves the trip back out to 30A. If you need parking or amenities, Eastern Lake Beach Access is nearby.

County-owned public access (Walton County, REC AND PARK LAND) at the end of Beachfront Trail, Seagrove Beach — a straight ground-level path from 30A all the way to the Gulf, no stairs. Small parking lot (~13 spaces) on Lakewood Drive at the north end of the parcel — it’s about 1,000 ft from the lot to the water, so plan for a moderate walk. No restrooms · no shower at the beach end · beach chair and umbrella rentals in season · bonfires with permit (required — apply through SWFD before your visit) · not wheelchair accessible due to natural terrain. The beach here is wide and open — one of the easier no-stairs approaches east of Eastern Lake. Parking tip: the lot on Lakewood Drive fills quickly in season — arrive early.
➤ DirectionsSan Juan Beach Access
For Gulf Shore Manor guests only. At the end of San Juan Ave in Seagrove, just east of Seaside — a private, deeded beach for Gulf Shore Manor owners, guests, and renters (not a county public access). It’s one narrow strip about 59 ft wide — the same width as the San Juan Ave right-of-way — running straight from the street to the Gulf. The strip is dedicated to Gulf Shore Manor in the recorded subdivision plat; there is no separate county parcel, and the deeded rights run all the way to the water — so guests have dry sand down to the waterline (just a narrow band of it). 13 parking spaces (confirmed, Walton County) · no restrooms · not wheelchair accessible · no lifeguard. Not staying in Gulf Shore Manor? Please use Santa Clara RBA, just 0.1 mi east. Confirm access and parking with your rental manager.
➤ DirectionsGrayton Beach East Public Access
Public beach in historic Grayton Beach village, just east of the Garfield St (Grayton Dunes) access. The sand here is genuinely public — the fronting parcels are State of Florida (TIITF/DNR Rec & Parks, ~325 ft of Gulf frontage) and Walton County rec & park land, with recorded boardwalks. Walk-up access · no parking at the access · village parking is very limited. County designation: Grayton Beach Regional Beach Access — East Drive On (#33C), 44 Hotz Ave, Grayton Beach. Parking tip: use the free Walton County Beach Tram — the Grayton Express drops riders nearby at 44 Hotz Ave every 10 min (6 a.m.–9:45 p.m. daily) from Grayton Municipal Parking (1505 S Co Hwy 283 — paid for non-residents as of 2026, about $15/day peak; the tram itself is free).

The county owns straight through to the Gulf here, so the beach is genuinely open — no private claims on the sand in front of you. Popular at sunset for the stunning westward view over Rosemary Beach. Come early on peak days — street parking fills quickly.

Walton County’s easternmost neighborhood beach access, at the end of 30A just before the Bay County line. Significant stairs and a substantial dune climb — not suitable for strollers, rolling coolers, or anyone with mobility concerns. No car parking · no restrooms · no shower · not wheelchair accessible. Walk-up and bike-in only. The beach itself is open and uncrowded — the subdivision to the west was platted with lots stopping at the landward buffer, leaving the beach strip below unsubdivided, and Camp Helen State Park (Bay County, entry fee) flanks the east. Sweeping dune views and a beautiful, quieter stretch of Gulf — worth the climb if you’re staying nearby.
